~ Mortgage Pre-Approval; You have to know what you can afford to buy or what you want to spend every month on your mortgage!  Mortgage rates are always fluctuating and there are many different terms.  Getting a mortgage pre-approval “locks” you into the lowest rate for up to 4 months and if rates drop in that time you will get the even lower rate, but if rates go up you will get the original lower quoted rate.  A rate change of a couple of points could be the difference on thousands of dollars on your purchase price.  Having this step done at the beginning of your home search will ensure you the best interest rates available as well as making the offer process smoother and giving you the confidence you can buy that home!  Ask us, we can refer you a few different Brokers to talk too!

~With today’s technology and so many savvy shoppers out there, many people take “House Hunting” into their own hands.  There are many great “homes for sale” websites if you haven’t already check out our website www.sherylneetz.com or the traditional www.realtor.ca .  It’s great if you have the time and desire to do a little “Hunting” yourself.  I will also be On the Hunt!  I will prepare the list of houses currently on the market that fit your desired needs.  I will be able to give you the insight on the houses you like and show you some more great ones that you may have missed or are new.  Realtors usually find out about houses before they are even on MLS!

TOURING!!

~So the day has come to start touring homes. This can be a very overwhelming process :)  Relax….  We have time and you are working with a professional, who does this every day and has worked with many people to help them buy their home.  We start by narrowing down neighborhoods and home styles you like, then addressing your “must have list”.  Sometimes we find a house on the first time out and sometimes it takes a while, don’t worry we will find the perfect house!

~Excellent!  We negotiated hard for you and got you the best price and the best terms for your new house.  Now you have to do your due diligence, ie: remove the subjects.  Depending on the type of home you have purchased the terms will vary, but some always remain the same and we are here to help you with that.  We can connect you with Home Inspectors, Insurance Brokers, Guide you through the Title documents and Property Disclosure Statements.  If your new house is in a strata we read through all the minutes and financials with you!  We are your direct connection to the answer to the questions you may have.  It seems a bit overwhelming but we do this often and are great at breaking it down to small steps.  We make sure you know exactly what you are buying and feel satisfied and feel confident in Removing your Subjects and making this house your new home.
